Q: Could you share a bit about Beyond Design Architects & consultants and your journey in architecture and what inspired you to enter this field?
I still remember a project that we did way back in 2015 for a IT firm called GLOBANT. The site was around 1 lac sft and we had a challenge from the client to be most creative and unique to support the collaborative and agile culture that was still an unheard concept then. we came up with very unique design solutions and did micro detailing of spaces. Back then many materials and products were not easily available or even if they were, they were very costly. We did analysis of the products, did value engineering, factory shop drawings, got them manufactured specially for the client and saved a huge amount of money for them. Many new materials and concepts were used in the project like the “Open ceiling Concept “which was still very new idea then. Finally, as they say, hardworking pays. It turned out to be a project that won us 4 international” Best Office Design “and 3 national awards
Q. Where do you find inspiration for your designs?
Are there particular sources—nature, travel, or technology—that influence your work? Well I think the answer to this question lies in the question itself. Alongwith Nature, Travel and Technology - it’s also People as inspiration. Many a times its the people - be it your teammate or your client inspire you to give an “ out of the box “ solution. So as a designer, we should just keep our eyes and ears open. The information, inspiration is always around us. It is for us to absorb and use it for the good cause.
Q: Could you share a bit about CCBA and your journey in architecture and what inspired you to enter this field?
2. What are some of your most significant achievements or projects that you are particularly proud of?
Initially, we started with small-scale projects. Now our immense body of work ranges from master planning of international cities and new towns to housing developments and complexes, hotels, resorts, educational and institutional campuses, corporate headquarters and healthcare projects.
We have designed campuses and buildings for over twenty universities including the Indian Institute of Management, Calcutta, Indian Institute of Technology, Hyderabad, Azim Premji University in Bengaluru, the New Academic Block in CEPT University in Ahmedabad and Bajaj Institute of Technology among others. We have also designed industrial spaces with the Forbes Marshall group, a clinic for mentally challenged children, and the Suzlon One Earth Global Corporate Headquarters that became globally known for its zero energy consumption and is platinum LEED certified as well has a Griha five-star green certification. Presently, we are working on the National Capital Complex in Burundi, Central Africa and a Brain Research Centre in Shanghai, China. Our primary focus has always been on contextuality, sustainability and the human scale. Our designs yearn for timelessness.
3. How would you describe your design philosophy, and how does it shape the projects you take on?
As an intellectual ‘design house’, we seek to bring out the poetry in the place, the lyricism in the built forms, and the vibrancy in the inhabitants’ lives. We endeavour to create environments, ambiences, and milieus that enrich our clients’ lives and make living a meaningful experience. Context is the heart of our process—every project is shaped by its unique environment, climate, materials, and the people who will inhabit it. Prof. Benninger's Principles of Intelligent Urbanism (PIU), is used by us in the formulation of our urban projects. At CCBA Designs believe that good design has the power to improve not just the spaces we inhabit, but also the lives we lead.

Hiranandani Group launches Eleva – a service consultancy vertical to provide 360-degree solutions to developers for construction and sales of their projects.

Under this service-fee revenue model, Eleva by Hiranandani Group will operate in the capacity of a consultant to the landowners \ developers with clear land titles and statutory approvals in place. The company will provide strategic project development solutions through guidance, and recommendations. It will ensure the seamless execution of the project to be delivered within the stipulated timelines. Additionally, the group will also evaluate the possibilities to associate with stalled or stressed projects bearing the potential feasibility to be operational through expertise extended by Hiranandani group under Eleva vertical.
The new offering from Hiranandani Group will enable the firm to expand its geographical footprint, strengthen the brand’s market presence, and also generate additional revenue streams. Establishing this innovative service model is intended to enhance the overall quotient of housing dynamics across the country.

The group has bagged its first project named Vista under Eleva, spanning across 3.33 lac sq. ft of development in Andheri West, Oshiwara. It comprises 3 towers of 33 storeys each, housing a mix of spacious 2 & 3 BHK homes. The premium 2 BHK home will differ in sizes from 765 to 960 sq. ft, whereas 3 BHK will be spread across 1170 sq. ft. The ticket size for 2 BHK homes will range between INR 3 crore to 3.7 crore and from INR 4 crore to 4.5 crore for the 3 BHK variant. The project has received approvals from RERA and will be delivered in December 2028 as per RERA timelines.

The real estate market in India is currently experiencing a remarkable boom, characterized by record-breaking sales, a surge in demand across all market sectors, and a palpable boost in investor confidence. Amidst this dynamic landscape, affordability remains a paramount concern, and initiatives like the Pradhan Mantri Awas Yojana (PMAY) are gaining significant traction, addressing the imperative need for accessible housing solutions. As active participants in this thriving market, we are thrilled to contribute to this unprecedented turnaround by dedicating ourselves to the creation of high-quality residences that go beyond mere structures—they aspire to fulfill the dreams and aspirations of our clients. 2024 is upon us, so what are your plans for the year. What are the initiatives we can see in 2024?
2023, was indeed a significant year at Sattva, particularly in the residential sector. Sattva’s consistent performance quarter after quarter is a testament to our strong foothold in the real estate market. The positive trends in the concluding quarter of FY2023-24, further reiterate that this winning streak is here to stay.
The notable shift from work-from-home to a hybrid model and the resurgence of office spaces, is an encouraging sign for the commercial real estate sector. Sattva’s contribution in this domain, especially with Grade ‘A’ office spaces that prioritize eco-friendliness and employee well-being, is in tandem with evolving market demands.
Looking ahead to 2024, Sattva is bullish about the residential segment. Our strategic plans to launch 8-10 residential projects in key locations in Bengaluru, Pune and Hyderabad, demonstrate our focus in getting the residential mix right. The diversified offerings, including apartments, villas, row houses, and plotted developments, catering to various lifestyle preferences, are poised to meet the needs of modern families.
On the commercial front, Sattva plans to set up a few more million square feet of Grade A office space in Bengaluru and Hyderabad, and we will also enter Chennai soon, in order to keep pace with the growing demand. The icing on the cake will be our collaboration with the Telangana Government on the PPP model for the Image Tower in Hyderabad, an iconic structure that will showcase Sattva’s dedication to innovation and creating path-changing buildings that define the future.
The group is also poised to make its mark in the Hospitality sector. We are coming up with a 33-acre luxury Taj hotel resort in Yelahanka, Bengaluru, that will have 300 keys and 15 acres of branded villas.
Q.Kindly describe what you see as your biggest challenges in the south India real estate market?
The South Indian realty market is a sterling example of success and solidarity in India. We are a testimony to the finest real estate projects, epitomizing innovation and ground-breaking technology that real estate players have employed to reshape the industry landscape. As a responsible player, Sattva actively addresses concerns ranging from regulatory issues to socio-economic challenges and inflationary pressures, reaffirming our commitment to navigate the dynamic real estate environment. Despite being the second-largest employment sector in India and contributing 7% to the GDP, real estate lacks industry status. This absence hampers credit accessibility for developers, with institutional funding costs, rendering numerous projects financially unviable. To streamline processes and enhance transparency, a single-window approval policy is the need of the hour.
How would you describe your design style?

Ekta Khanna Design Studio is an interior design firm, specializing in high-end residential (apartments, houses), corporate office, retail and institutional interior projects. We provide design consultancy as well as turnkey interior solutions.
Design Principal at EKDS, Ekta is an Architect and Interior Designer with a domain experience of over 25 years.
An alumni of Dr. D. Y. Patil College of Architecture, Mumbai, Ekta started her career with architect T. Khareghat in Mumbai. To gain experience in the world of interiors, she worked with noted designers Urvaksh Aga Design & Ratan J. Batliboi and Associates and worked on some prestigious and widely published projects. Post a 5 year stint in Mumbai, she moved to New Delhi in 2002. Here she worked with Mani Chowfla Architects for 7 years, out of which she was an Associate Partner with them for 4 years.
Shed us some latest innovations and developments at Ponni Architects?
New technology is radically expanding the toolkit of architects, from the early days of CAD (Computer-Aided Design) to the widespread use of BIM (Building Information Modeling); architectural practice has embraced technological change and continues to do so. While new digital technology can of course provide ever more realistic visual rendering, what digital transformation means for architects is ultimately a revolution in the decision-making process and provision of more efficient buildings.
To continue to be successful, practitioners at these firms say they must embrace diversity in their workforce as well as their work product; act locally, regionally, and globally; and offer “full service,” from graphic design to urban planning. There is pressure to complete projects in a range of scales and markets with speed and agility, and at a low cost, while simultaneously producing quality design that can compete with a boutique firm’s specialized aesthetic. A new generation of stronger, lighter and more sustainable building materials is coming to solve the construction industry’s main challenges. To address some of these challenges, many innovative firms are developing a generation of new building materials. Materials are being engineered to be smarter, stronger, self-sustaining, sleeker, and easier on the environment. Q. What is the design process like when designing or renovating a space upon acquiring a new project and client? Once an architect is contacted by a client, a meeting is called to discuss the project needs and requirements. Several meetings may take place until both parties are satisfied with the conceptual design. Designing an entire building is a huge task for a single person; architects work with civil and structural engineers and other stakeholders to discuss technical issues and the structural integrity of a building. Architects are not just involved in the building design phase, their role is important in every stage of a project, architects can also help improve energy efficiency, by designing buildings that maximize natural lighting and ventilation, while reducing the heating and cooling needs. The architectural design process will be different from project to project, and each architect will have their own approach, and will develop a design in a diverse set of ways. As the design process is carried out over and again, it will become more natural, and clearer. The design process will be based on client brief, ideas and inspirations, site factors and contextual influences.
Shed us some latest innovations and developments in Prem Nath and Associates?
Ans: After Covid-19 like many others for Prem Nath & associates also, it was a re- learning that physical health as well mental health must be prime and essential aspects of well being for the entire team, so as to maintain a healthy mind in healthy body. Ar. Prem Nath himself being Octogenarian sets the best example of being fit , sharp and active.
Architects need to be smarter and better humans-beings to be able to cope up with the pace of time, with leading initiatives in the matter of design, including business and new technologies, for creating new concepts and new trends. Architecture are now involved in new kind of ventures like DESIGN – N – BUILD approach free of restrictions and with flexibility of indulgence for creating design innovations and dramatic spaces.
Q. How do you see, the smart city concept and how far you see the Indian architects are benefitted by these projects and how?
Ans: Smart city is an idea of tech city, mainly driven by IOT. ( internet of things), and use of apps and automations. It is an idea of running and managing the city more efficiently, like use of internet –Wi-Fi , automations, software programmes , for smart generation – which uses smart phones. Ideas is to conserve power , water, and reduce wastage, and cut – down pollution, and to bring efficiency in functioning of systems for the benefits of citizens. Smart cities are based on smart buildings, smart community , and smart administration, and smart use of limited available land mass, thus creating suitable and sustainable environment. In the Indian context smart city is an expensive dream, however smart buildings are essential future Architecture , Hence Indian architects will benefit with new trends to design contemporary efficient , functional architecture , with the use of new materials and technologies – which will allow the opportunity of design innovations for creating smart and trendy Architecture.
Can you share a specific project that you found particularly challenging or rewarding, and describe how you approach it?
Recently we completed a project which was an extension of an existing residence which was designed by another architect. This annex building was in a site behind the existing building.
The challenges in connecting existing and new structures while maintaining individual identities was quite complex as the floor levels were at different levels.
We found a minimalist design approach effective in achieving a distinct yet complementary aesthetic .
WRT materiality, We decided on a restrained Palette – Concrete, wood and granite .
Structurally, to achieve a floating look ,
we had to closely work with our structural consultant and must admit that it was a huge design feat.
Q. What design styles or themes do you specialize in, and how do you incorporate them into your work?
Our design preferences are Minimalistic and Contemporary. We design for clients to align with their aspirations. We acknowledge the diverse design preferences of different clients.
We ideate with the client and create spaces that both client and us are happy with.
Q. How do you stay updated on current design trends and incorporate them into your projects?
Design is a lot about exposure. There is lot of inspiration that I draw from my travel. I visit buildings designed by world famous architects across the globe. To keep up with global trends, we participate regularly in most of the major design expos round the world. Our synergies with our peers and our frequent interactions and dialogues with them often gives us ideas on how to approach design in some of our projects.

Elevators have come a long way from a wooden box hooked by a pulley in the 300 B.C to a human-powered, counter-weighted, personal elevator build in 1743, hydraulic crane build in the year 1846, to the 1st electric elevator in the 19th century.
The elevator trends have been improvising unfailingly. But what is the future and need of elevators in this regard?
The answer is “Green, energy efficient elevators”. Green Elevator is a trend the elevator industry is following for a few years now. But nevertheless, it is sure that the trend will be followed for a considerable upcoming span as elevator businesses around the planet are putting efforts to build and develop new technologies and designs that are sustainable and consume less energy.
Current Innovation trends in the elevator Industry
Digital transformation in elevators has come up with primary inventions and advancements such as the launch of:
- Smart elevators such as IoT-based elevators that can monitor performance, make real-time maintenance decisions, provide updated status, advance reporting, control, and monitor the elevator remotely. For instance, TK Elevator’s, “MAX”, which is a game-changing predictive and pre-emptive maintenance solution that extends remote monitoring capabilities to dramatically increase current availability levels of existing and new elevators. - Expectations of Green elevators in the upcoming year
- The studies show that green elevators, eco-friendly designs, and machine room-less elevators have provided a broader range of possibilities in the elevator industry’s growth. Technologies like transit management solutions, that optimize travel time in buildings make them more user-friendly, flexible, and sustainable. Smart elevators that have connectivity to the user or the monitor ensure the safety and convenience of the elevator. Machine room-less technology, the MRL elevators are likely to use up to 80% less energy than hydraulic lifts without oil-filled underground cylinders’ outlay and environmental hazards. Furthermore, the regenerative elevators don’t just consume less energy but regenerate electricity and reverse it back to the building’s electrical system. Improve Control features in the green elevators, there is usually a difference between the elevator’s weight capacity and the counterweight. Green elevator technology’s primary goal is to shorten these light loads through precision traffic control, management of interior lighting, and other energy-burning factors.

What makes Billets unique to the cable and wire industry?
BEWL is the pioneer in cable lugs and cable crimping technology and were the first ones to introduce cold crimping cable jointing/termination to India. We have played a key role in developing the cable termination systems in Railways and Utility Boards across India
We have a state of the art partly automated manufacturing facility wherein we have complete control over the entire production process from the raw material stage to the finished product, all under one roof.
Furthermore our in-house toolroom facilitates new product development in the fastest possible lead time. Lastly decades of experience lends an experienced hand in developing tailor-made solutions for power companies.
Q. The power sector is going through a major transformation and reform in the distribution and rural electrification space. How does this transformation impact the wires and cable sector?
The immediate need of the hour to uplift the rural population is abundant reliable power distribution. The wire and cable/accessories industry will play a major role towards this reform as these are the building blocks of a power grid. We see a huge growth trajectory for our industry in this regard for the next decade at the very least.

While there are many facets to successful market communication I suppose it starts with the following :
Positioning : How do customers perceive your product in their mind.
Needs &Wants : What are features or salient attributes that a customer has expects your product?
Communication: How to convey succinctly what your product is what it does, its benefits over the competition etc. and how it meets the needs and wants of the customer.
Q.Please summarize your medium term plans for Billets and the corporate milestones would you like to see Billets attaining by (say) 2025?
We plan to expand our existing product portfolio to cater to the American market, and are ramping up our tooling and UL testing to start supplies there. On the domestic front we are concentrating our R&D efforts to develop copper parts for the solar and EV market.

How has been last year for Transmission Sector Companies
DPK: Well the last year has been much better than many previous years. The Industry took 1 year to stabilize after pandemic. The year 23-24 has seen actual implementation of many projects.
It has also witnessed improvement in Order Booking of tower companies & transmission components companies.
There has been rise in stock market prices for transmission companies and particularly Tata Power.
The utilities have also done record generation and transmission of Power.
Whether Indian Industry is ready and geared up for such upsurge in demand.
DPK: Indian Industry is more than ready to cater to such increased demand. The Power Equipment manufacturers have added capacities over the years. They have been catering to not only Indian market but market overseas as well. There are companies who are exporting to up to 90 countries overseas. Now due to war situation in some parts of the world there has been slow down in their offtake and enough capacity available within India to cater to domestic market.
There is so much activity in laying transmission line and changing components. It is unheard of that the project is delayed for want of material.
What are challenges in maintaining transmission lines.
DPK: As such the utilities are required to maintain availability of transmission lines for 99.5% or more.
In case the availability goes down there is penalty payable.
This puts utilities in very adverse condition and there is pressure on Operation & Maintenance team to ensure line availability. They are required to work 24X7
The faults which utilities experience are as follows
- Conductor Sleeve sleeping
- Hardware breaking
- Insulator flashover
- Tower failure
- Animal Intrusion
- Natural Calamity
- Miscreants/thefts
Some of these factors are beyond control bur some can be addressed by right choice of transmission components and preventive maintenance.
As the New Year will begin, so what are your plans for this year? What are the initiatives we can see in 2024?
Ans: We have chosen to and are on the path to partner our esteemed customers across various verticals and segments of the electrical industry with our world class solutions which have been designed with the best in class safety , accuracy and performance backed by our pre sales and post-sales support to our customers thus ensuring that their business keep going on flawlessly.
We have upgraded our solutions according to the needs of the Electrical Utility and the customers have valued these as the solutions solve their dire problems at site with minimum time and with ease. We have launched our Cable Fault location solutions to tackle to the daily but time pressing issues of finding faults in the Power Transmission, Distribution and other exhaustive cable consuming industries. Our Transformer testing solution have been well appreciated and accepted by the customer across the industry so that the fitness of the transformer can be measured and appropriate steps can be taken to solve the problems and provide a longer serving life of the transformers as an asset.
Our solutions are designed and equipped with the Cloud storage so that the readings at site are readily uploaded to the Cloud and the analysis of the said data (spot as well as trend) is easily accessible to the users and the key decision makers to take the right corrective decisions and strategies in the lowest possible timelines thus saving a significant amount of time, money and resources in solving the problems otherwise. Thus we find pride being a truly ‘Make in India’ organization and serving our Nation and the Globe with our solutions.
Q. Can you provide information on the performance characteristics of your Digital Clamp Meters products?
Ans: Our Digital multimeters and clamp meters have been serving the customer since more than multiple decades. With this legacy we have strengthened our product in our basket being offered as solutions to our esteemed customer where we have various critical applications like ‘Conductor Resistance Measurement’ , ‘Insulation Diagnostics’ , ‘Cable Fault location’ , ‘Transformer testing and diagnostics’ upto a substation testing package as per the requirements of the customer.
Q.What do you see as the upcoming trends and innovations in the Clamp-on-Meters sector?
Ans: The clamp-on meters find various applications starting from leakage current measurement to high current value measurements. The product demand has now become like a commodity and a mandatory requirement for electrical professionals as one of the key product for their daily measurements. We have CLAMP-ON earth tester series which enable the users to use the clamp to measure the earth resistance of the earth pits which are connected in parallel and gives an opportunity to get the individual earth pit values without disconnecting the earth pit from the system. This gives a leverage to get the faster readings of the earth resistance and identify the faulty earth pit for the electrical professional to address and work on to rectify and make it fit again. Apart from the same our cable fault location solutions help the customer for detection of buried cable, identification of a specific cable from a bunch of cable , finding faults and also checking the fitness of the cable using the latest VLF technology.
